Premises 12
Disaster strikes!

Supposed to be moving in on December 13th BUT .....

Despite being surrounded by water pipes South West Water connected us to a supply with no pressure.

They then set up a temporary supply, which, suprise, suprise, froze.

Massive condensation problem means the soaking wet ceiling tiles and insulation have to be removed and disposed of.

We need a re-think regarding the ceiling insulation and will have to wait for a surveyors report and recommendations.

It’s now unlikely we’ll be able to move in until the Spring!
The specification for handling the insulation for the roof was fatally flawed. The insulation should be on top of the roof, ensuring the concrete roof slab stays warm.

The measure of an individual is not how they behave when things go smoothly, but what happens when things go wrong: All credit to Graham Sturkey, the Architect, who admitted his specification was wrong and agreed a financial settlement to put things right. - Elements Roofing will be back in February to re-do the roof.

Sewerage Treatment works fitted and working
Concrete hardstanding for loading bay and disabled access
Air Source Heat Pump, connected to underfloor heating via heatstore. The heatstore is future-proofed to allow solar PV to be added later. The under floor pipework is divided into “zones” so different areas can be run at different temperatures.
